Brendan Merry & Partner were delighted to provide the Quantity Surveying Services for the Refurbishment of No. 38 Fenian Street to provide the Royal Irish Academy of Music with Student Accommodation featuring nine bespoke single en-suite bedrooms. The Basement Space now includes Kitchen, Dining and Shared Living Spaces. The project also included a new Fourth Floor Extension to the rear for additional Living Space. The rear elevation incorporates a glazed cantilevered extension containing new En-Suite Shower Rooms to the Upper Floors.

This unique early to mid-nineteenth century property featuring an integral carriage-arch has been elegantly restored under the direction of Laurence and Long Architects. This protected structure required a considerable amount of planning co-ordination. The conservation and restoration incorporated some contemporary additions carefully blending old and new without compromising the character of the local streetscape.

The Brick Vaulted basement communal spaces have been restored to their original splendour with provision of a new modern oak clad steel staircase. A modern oak staircase provides access to the new fourth floor. The Bedrooms are carefully configured to suit the existing spaces on the upper floors. The brickwork on the front and rear facades have been repointed.
